Health club plans major expansion in Mt. Pleasant

    The owners of Razor Sharp Fitness, a health club in Mt. Pleasant, are planning two major building projects. The first project is a 40,000-square-foot family fitness facility, tentatively called Razor Family, that would be built next to Razor Fitness’ current facility at 7300 Washington Ave.

    The second project is a 147,000-square-foot facility, and outdoor playing fields, that would be built on an undeveloped site owned by the Village of Mount Pleasant east of 90th Street and north of Corporate Drive.

    The two developments could create 100 to 110 full- and part-time jobs.

    The current Razor Sharp Fitness facility was built in 2003. The 65,000-square-foot facility is occupied by the 40,000-square-foot health club and a 15,000-square-foot space for an Aurora Health Care physical therapy and orthopedic surgery office.

    The club has about 2,600 members. It is owned by Mike and Terri Bannon. Mike Bannon is a real estate lawyer and the president of the DeMark, Kolbe & Brodek S.C. law firm in Mt. Pleasant.

    “(Razor Sharp has) had a great run so far,” said Bannon. “Largely because there’s not a lot of competition (in the Racine area) and because it’s owner-occupied. Cleanliness is a huge deal for us.”

    Razor Sharp has thrived as an adult fitness center. You must be 14 or older to use the facility.

    “That has been the niche that has worked well for us, adult fitness” Bannon said. “At the same time, there is this whole other market waiting to be served.”

    The 40,000-square-foot Razor Family would provide a place that adults and children can work out together. It would be connected to the Razor Sharp facility by an above-ground tunnel, but would be a separate facility. People could be members of one facility or the other, or both.

    “You and your 10-year-old could in fact work out together (at Razor Family),” Bannon said. “We have an obesity epidemic with our children (in America). How do we address that need? The family working out together.”

    The Razor Family facility will have a weight room/cardio room with equipment for adults and children. It will also have a basketball court that could be used for other activities, such as dodgeball. It will have an exercise room for group exercise classes, with an emphasis on kids.

    The facility will also have a 180-capacity licensed daycare center where children could be dropped off for the whole day, or just while their parents work out. The day care will have a fitness component and the kids staying there will be able to use the facilities at Razor Family.

    The facility also will have a 3.5-feet deep swimming pool. The pool will be used for swimming lessons. It will also have a water park with four water slides. Non-members of the health club will be able to purchase day passes for the water park.

    Construction for the $3.8 million Razor Family project is expected to begin in the spring and be completed by the end of 2009, Bannon said.

    The other new Razor Sharp facility would be built on part of a 90-acre site owned by the Village of Mt. Pleasant east of 90th Street and north of Corporate Drive. Razor Sharp plans to purchase 27 acres from the village to build a 147,000-square-foot building, four outdoor tennis courts, three softball diamonds and one baseball diamond, eight outdoor sand volleyball courts and three outdoor concession stands.

    The 147,000-square-foot building will have two indoor soccer fields and space for a third or something else (such as an ice rink, volleyball courts or tennis courts). A 60,000-square-foot exhibit hall could be created by taking down the boards for the soccer fields. The facility will also have concession stands, locker rooms and retail space for a pro shop.

    However, perhaps the top feature will be an Olympic-sized, 50-meter swimming pool. It will be six to 20 feet deep, with a diving area, including a diving tower.

    Razor Sharp plans to host numerous swimming meets at the pool, which will have a spectator seating capacity of 3,750.

    “We believe we will have at least 30 meets per year and three major meets with 1,500 participants, plus their families,” Bannon said. The major meets could add a nice boost to the Racine area by brining in visitors from out of town, he said.

    The facility’s revenue will come from rentals by leagues, meets and tournaments, Razor Sharp’s own leagues, and by charging individual users. Mt. Pleasant residents will receive a discount.

    Construction for the $10 million project could begin in the fall of 2009 and be complete by late 2010.

    The project is part of a tax incremental financing (TIF) district created by the village. TIF funds will be used for site preparation and infrastructure installation, which will reduce costs for Razor Sharp.

    The 90-acre site owned by the village, which includes the 27-acre site that Razor Sharp plans to purchase, is where the village plans to build a new 35,000-square-foot village hall building. The current village hall is located at the northwest corner of Highways 11 and 31. Moving the village hall to a new facility will open up that corner for commercial development.

    Waukesha

    Waukesha-based Metal-Era Inc., which manufactures metal roof edge systems, is planning a $2 million, 32,000-square-foot expansion of its 72,000-square-foot facility at 1600 Airport Road. Construction is expected to begin in September and be complete in January. The company’s sales have increased 70 percent in the last three years and it needs additional space for equipment and shipping said president Gene Mallinger. “We’re crowded now,” he said. “We need to reorganize areas for equipment product lines and the shipping area. We need room for additional staging of products that are ready to ship.” The company recently added a new piece of robotic equipment and will be adding another larger piece of robotic equipment in October, which will only increase the need for more space. The company has added about 10 employees during the last two years and now has 65, Mallinger said. The company has no immediate plans to more employees, he said.

    PyraMax Bank plans to move its Waukesha branch from 2208 E. Moreland Blvd. to the former TCF Bank building at 1500 E. Moreland Blvd. The TCF Bank branch closed earlier this year. The move to the 1500 E. Moreland buildings is expected to be complete in February and Greenfield-based PyraMax plans to sell the 2008 E. Moreland building. PyraMax bank has about $492 million in total assets.

    Pleasant Prairie

    Milwaukee Insulation/Insulation Plus plans to open a facility in a 37,000-square-foot space at 10795 72nd Ave., Pleasant Prairie, in LakeView Corporate Park. The building, called the Towne II Industrial Building, was developed by Milwaukee-based Towne Investments. Milwaukee Insulation/Insulation Plus is a wholesaler and distributor of products for the residential and commercial building industry, dealing primarily with commercial construction contractors.

    Germantown

    Turn-Key Solutions plans to move from N114 W18605 Clinton Dr. in the Germantown Industrial Park to a 12,000-square-foot building at N117 W19345 Fulton Dr., also located in the Germantown Industrial Park, and will build a 10,000 square-foot addition onto the building.

    Brookfield-based Simon Group Ltd. plans to build a four-building, 47-unit senior condominium complex and a 6,600-square-foot multi-tenant retail building on a mostly vacant site at Fond du Lac Avenue and Main Street.

    New construction

    Butler-based Berghammer Construction Corp. recently completed construction of the two-story, 20,000-square-foot Howell Avenue Professional Office Center in Oak Creek. The building was developed by RW Howell LLC (Rick Ruvin and Dan Wasserman).

    New Berlin-based Anderson Ashton Inc. was awarded a contract to design and build a 22,000-square-foot church building for St. John's Evangelical Lutheran Church at 410 Highway NN, Mukwonago.

    Waukesha-based Campbell Construction was awarded a 6,631-square-foot office build and renovation for Arrow Electronics at 150 N. Patrick Blvd., Brookfield.

    West Allis-based Triad Construction Inc. was awarded a 6,200-square-foot building addition project for the Sussex Public Safety Building.
