Comprehensive Plan: The process of updating of the current 1992 Plan was started in 2006 and will be completed by the end of 2007.
Basic Process of approval or denial of a development plan:
• 1st Review by staff, elected officials (If necessary a neighborhood meeting)
• 2nd Review by Plan Commission
• 3rd Depending upon request, public hearing before Common Council
• 4th Common Council action
TIF Districts: First TIF was created in ‘07 near Hwy. 100 and Coldspring for “Greenfield Highlands” which is a mixed use project (i.e. condos, single-family and commercial); potential exists for three or four more such Districts in strategic areas of the City.
Redevelopment Aid: There are no specific redevelopment aid programs in place.

Time Schedule for Plan Approval: Depending on the project, it can range from about 6 weeks to 1 year.
Building or Growth Moratoria: There are no building or growth moratoria in place now.
Environmental Issues: We have one area of Brownfield problems (i.e. Foundry sand) near 116th and Morgan. Area is predominantly residential and park use around it which limits future options.
