Gorman & Company plans apartment building at Pabst brewery

Oregon, Wis.-based Gorman & Company Inc. is in the early stages of planning a fourth development at the former Pabst brewery in downtown Milwaukee. The company is working on plans to build a 100-unit market rate apartment building northeast of Juneau Avenue and North 9th Street, said Gorman & Company chief executive officer Gary Gorman.

Most of the former Pabst brewery complex is owned by The Brewery Project LLC, which was created by Zilber Ltd. founder Joseph Zilber and is selling sites in the complex to other developers.
Gorman & Company has been the most active developer in the redevelopment of the Pabst brewery. The firm did the redevelopment of the former Keg House building at the Pabst brewery into the 95-unit Blue Ribbon Lofts apartment complex. Currently Gorman is transforming the former Brew House and Mill House buildings into Brewhouse Inn & Suites, a 90-room hotel. Also, Gorman hopes to break ground in October for a 60,000-square-foot office building just west of the Brewhouse Inn & Suites.
The downtown apartment market right now is strong and renters are attracted to unique neighborhoods like the Pabst complex, Gorman said.
“We have found that people want to live in a place that’s interesting and different and is close to downtown,” he said.
Gorman said the firm plans to seek a loan guarantee for the project through the U.S. Department of Housing and Urban Development’s (HUD) 221(d)4 program.
