Georgia-Pacific leases 94,000-square-foot warehouse space in Sheboygan

Georgia-Pacific LLC, a paper products company based in Atlanta, is moving its Sheboygan storage to a larger warehouse space.

The firm recently signed a three-year lease for a 94,000-square-foot space at 2821 Muth Ct. in Sheboygan. The deal will not affect Georgia-Pacific’s existing Sheboygan plant but will result in a relocation of its off-site warehousing and distribution from a smaller Sheboygan area location.

Bill Langhoff of Colliers International|Wisconsin brokered the deal for Georgia-Pacific and Patrick Dedering and Jim Babiasz of The Boerke Company Inc. brokered the deal for the building’s owner, Milwaukee-based Phoenix Investors LLC.

Phoenix Investors bought the 288,500-square-foot building for $2.25 million in 2013 from Southfield, Mich.-based International Automotive Components, an auto-parts supplier that closed its Sheboygan plant in 2010.

Earlier this year Kohler Co. leased 82,311 square feet of space in the building and Invento America leased 37,000 square feet of space in the building.

The building still has 50,000 to 60,000 square feet of vacant warehouse space and 25,000 square feet of vacant office space, Dedering said.

The Georgia-Pacific lease absorbed the largest industrial space that was available in the Sheboygan market, Langhoff and Dedering said.
