Fountains of Franklin to feature new arts center

The Franklin Cultural Arts Center plans to build a $20 million, modern, upscale arts center as part of the Fountains of Franklin development.

The Fountains of Franklin is a 500,000-square-foot office and retail lifestyle center development at West Rawson Avenue and South 51st Street in Franklin. The development will include a 62,000-square-foot Sendik’s grocery store and an Andy’s Convenience Center and Car Wash. The developers, Equitable Development LLC and Devo Properties LLC, also plan to have an upscale department store as part of the development.

The arts center will be built with grant funding and private donations. Construction is expected to begin next year and be complete in 2009. It will include a 1,000-seat performance theater, a gallery and classroom and meeting spaces. The center will host musical and theatrical productions.

“The center will attract high-quality regional performers such as the Milwaukee Symphony Orchestra, who has expressed interest in performing at the facility, and professional touring groups,” said Don Dorsan, president of the Franklin Cultural Arts Center. “We will also strive to promote the local arts, such as community theater, local artists and school performances. We envision the center to be home to various service organizations, including senior citizen groups. Additionally, we are actively working to collaborate with various arts organizations to offer educational outreach programs not currently offered in southern Milwaukee County.”

“The Fountains of Franklin development would provide the ideal site for the Franklin Cultural Arts Center, allowing patrons of the center to stop for dinner before attending a performance, shop while their children are attending dance lessons, or grab a quick cup of coffee before a business meeting at one of their halls,” said David Hintzman, president of Equitable Development.

Greenfield

The City of Greenfield plans to create a tax incremental financing (TIF) district to take advantage of a 156-unit condominium development that will be built by Oak Creek-based Ener-Con Companies LLC northwest of Highway 100 and Layton Avenue. The city plans to use up to $10.2 million in additional tax revenue, generated by the condominium development, to subsidize redevelopment of other properties nearby. The 47-acre TIF district would include the 13-acre site for the condominium development, called Greenfield Highlands, and the five acre Budget Cinemas South property at 4475 S. 108th St. City officials want to see the budget cinema and other properties in the area redeveloped to a higher, better use said Chuck Erickson, the city’s planning and economic development director. “We’re hopeful for a higher-end grocery store, professional office space, stand alone restaurants and maybe a financial institution,” he said.

Jane Ziol, owner of I Am Deductible Accounting and Tax Services, plans to build three office condominium buildings, with a total of 33,000 square feet of space, on a 2.8-acre site at 8550-8606 W. Forest Home Ave. A home and a former home that Ziol’s business occupies would be demolished. Ziol’s business would occupy space in one of the new buildings.

A Jimmy John’s restaurant will occupy the 2,000-square-foot space at 5075 S. 76th St. that was vacated recently by Coldstone Creamery.

Milwaukee

Let’s Party Discount Party Store, which occupies a 1,700-square-foot space at 4115 N. 56th St. in Midtown Center, plans to move to larger space near the shopping center at 5444 W. Fond du Lac Ave. The owners of the store, Wynn and Marissa Weaver, are buying the 28,000-square-foot Fond du Lac Avenue property, which has an assessed value of $603,000, according to city records. Let’s Party will occupy 8,600 square feet of space in the building. The Weavers also plan to open Bajoran Banquet Center in the lower level of the building. The banquet center will include a 6,000-square-foot assembly area. It will be able to provide seating for up to 350 people for events, such as wedding receptions. The Weavers also hope to attract a national retailer to occupy a 3,000-square-foot space in the building’s first floor. They plan to spend about $2 million to renovate the vacant building and improve its appearance.

Jimmy John’s plans to open a restaurant in Bay View. The Champaign, Ill.-based chain of sandwich restaurants plans to occupy a one-story, 2,100-square-foot building at 2242 S. Kinnickinnic Ave. The building is just north of a Harry W. Schwartz Bookshop and the Boulevard Ensemble Studio Theatre. Jimmy John’s has about 500 locations in the U.S., including 40 in Wisconsin and four in the City of Milwaukee. Jimmy John’s plans to renovate the façade of the 79-year-old, one-story brick building. The restaurant will have at least 10 full-time and 10 part-time employees, according to documents filed with the city.

Oak Brook, Ill.-based McDonald’s Corp. plans to close its restaurant at 6574 N. 76th St. and move its operations to a new restaurant that will be built about two-thirds of a mile north at 7130 N. 76th St. The new restaurant will replace a 35-year-old, 5,896-square-foot building, which formerly was the home of a Ponderosa restaurant and then a New China Buffet restaurant. That building will be torn down and replaced with a new, 4,027-square-foot McDonald’s restaurant building. The 3,601-square-foot McDonald’s building at 6574 N. 76th St., which will be closed, is located at the southeast corner of North 76th Street and West Acacia Street. It was built in 1968 and has an assessed value of $420,000 according to city records. The new McDonald’s location is in a higher traffic area, just south of busy Good Hope Road, and just west of a Home Depot store.

Asif Rana, the president and chief executive officer of Rana Enterprises Group, plans to demolish the 28-year-old, 1,248-square-foot gas station and convenience store at the northeast corner of West Good Hope Road and North 60th Street and build an 8,218-square-foot building in its place with a 3,356-square-foot convenience store, a gas station, dry cleaner, salon, sit down restaurant and a car wash. About 20 to 23 full-time and five to 10 part-time employees will work in the building, according to documents Rana filed with the city. Rana owns several gas stations in Milwaukee.

Brill Street + Company Inc., a Chicago-based staffing agency, recently opened an office in Milwaukee at 330 E. Kilbourn Ave.

Jewel of India, an Indian restaurant at 1003 N. Old World Third St., which opened in 2003, closed recently. It was the only Indian restaurant in downtown Milwaukee.

Glendale

Jay Urban and Scott Taylor, the principal shareholders of the Urban & Taylor law firm, and Victor Reckmeyer II, partner of the Donner & Reckmeyer law firm, purchased the four-story, 12,000-square-foot Carillon building at 4701 N. Port Washington Road. Donner & Reckmeyer recently moved from space it was leasing at 710 N. Plankinton Ave. in downtown Milwaukee to occupy half of the second floor in the Glendale building. Urban & Taylor will move from the 2,300-square-foot space it leases now at 1363 N. Prospect Ave., Milwaukee, to the Glendale building. Urban & Taylor will occupy about 2,600 square feet of space on the fourth floor. “We wanted more space and we wanted an opportunity to be in a building where we could grow our law firm,” Taylor said. Taylor, Urban and Reckmeyer purchased the building for $985,000.

Sussex

Jeff Nelson plans to build a 130,000-square-foot indoor sports complex on a 15-acre site at N58 Silver Spring Road, across the street from Sussex Hamilton High School and Templeton Middle School. The facility’s target market will be youth sports leagues.

Ogden Development is planning a retail development for a 10-acre site at the southeast corner of Highway 164 and County Highway VV. The development will include a 20,000-sqaure-foot Tractor Supply store, a 5,000-square-foot restaurant, a 8,500-square-foot bank and two multi-tenant retail buildings.

Voss Jorgensen Schuler plans to develop a 160 acre property northwest of Highway 164 and Richmond Road with 144 condominiums 72 single-family home sites, a YMCA and some retail development.

Touble Contracting Inc. plans to move from Lannon to a 3,200-square-foot office space at N63 W2261 Main St. in Sussex.

Elkhorn Road Venture plans to build a 42,000-square-foot retail development, including a 30,000-square-foot grocery store, at Elkhorn and Clay streets on the east side of Whitewater.

Riley completed the cardiovascular institute building shell and the emergency care center in 2004. The emergency care center, located on the first floor, was the only floor completed at the time. The build-out will complete the remaining five stories. Right Choice Janitorial Supply LLC received a $174,000 MEDC loan to purchase the building at 6464 N. Teutonia Ave. The company moved to the building in 2004. The company has six full-time employees and is planning to add four more.

Dr. Noemi A. Prieto M.D. received a $200,000 MEDC loan to purchase the building at 1308 S. Cesar E. Chavez Dr. The 7,882-square-foot building is occupied by Dr. Prieto’s pedicatric, general practice and urgent care clinic on the street level and by a free dental clinic, funded by Columbia St. Mary’s, on the basement level.

GRS No. 2 LLC purchased a 2,520-square-foot building at 10870 W. Bluemound Road, Wauwatosa, from Pizza Associates.

9501 Greenfield Avenue LLC purchased a 4,000-square-foot building at 9501-09 W. Greenfield Ave., from L&B Enterprises.

Kohl's Department Stores Inc. purchased 7.14 acres at 107th Street and Brown Deer Road in Milwaukee from Towne Realty Inc.

Doral Klumb LLC purchased the 93,000-square-foot industrial building at 21800 Doral Road, Brookfield, from Marschil LLC.

Loftus Group II purchased the 11,132-square-foot industrial building at 2100 W. Clybourn St., Milwaukee, from E-L Enterprises.


New construction

Riley Construction Company Inc., Kenosha, was recently awarded the contract for the 164,746-square-foot build-out and cath lab addition for the cardiovascular institute unit at Wheaton Franciscan Healthcare-All Saints in Racine. Riley completed the cardiovascular institute building shell and the emergency care center in 2004. The emergency care center, located on the first floor, was the only floor completed at the time. The build-out will complete the remaining five stories. Riley also recently received a $5.8 million general contracting project to build the new Oaks student housing building at Carthage College in Kenosha. The 24,900-square-foot five-story building will provide housing for 78 students.

Briohn Building Corp., Brookfield, was contracted to design and build a 105,820-square-foot buiding for Arch Aluminum and Glass Company Inc. in the Westridge Development East Development at 5700 S. Moorland Road, New Berlin. Briohn was also contracted to renovate and expand the Bed Bath & Beyond store at 5451 S. 76th St., Greendale.

National Survey & Engineering, Brookfield, a division of R.A. Smith & Associates Inc., is providing landscape architectural services to Capstar Partners LLC for Cobblestone Courts at Geneva National golf resort, a new condominium development in Lake Geneva.

Campbell Construction BBG LLC, Waukesha, was awarded the office build out for MetLife and for Pluta-Doughty at Honey Creek Corporate Center in Milwaukee.

MSI General Corp., Oconomowoc, was hired to do the interior build out for the new office of Century 21 Affiliated in Delafield. The new, 2,786-square-foot office will be located on the first floor of the Purity Building at 2301 Sun Valley Dr.

Jim Pankow Inc., Plymouth, was awarded a contract to expand and renovate the Sigma-Aldrich building in Sheboygan Falls. The project includes building a new production facility and remodeling existing space for additional production capabilities.


MEDC loans

Grand Avenue Lofts Limited Partnership received a $1.2 million MEDC loan to build a $12.4 million, 70,888-square-foot, four-story building on the vacant lot at the southeast corner of West Wisconsin Avenue and North 27th Street. The building will have 13,280 square feet of retail space and apartments on the upper three floors.

Right Choice Janitorial Supply LLC received a $174,000 MEDC loan to purchase the building at 6464 N. Teutonia Ave. The company moved to the building in 2004. The company has six full-time employees and is planning to add four more.

Dr. Noemi A. Prieto M.D. received a $200,000 MEDC loan to purchase the building at 1308 S. Cesar E. Chavez Dr. The 7,882-square-foot building is occupied by Dr. Prieto's pedicatric, general practice and urgent care clinic on the street level and by a free dental clinic, funded by Columbia St. Mary's, on the basement level.

E & Company Ltd. received a $232,000 MEDC loan to purchase and renovate the 2,600-square-foot, two-story building at 639-641 W. National Ave.
