Developer submits updated plans for Goll Mansion

Apartment tower would be 27 stories tall

After being told the apartment tower proposal for the Goll Mansion site on Milwaukee’s East Side was too dense, the Madison developer proposing the project is back with new plans that include with fewer apartments.

Chris Houden, with Palisade Properties Management LLC, wants to develop a 0.64-acre parcel at 1550 N. Prospect Ave. into a 27-story tower, plus a penthouse level that would include a roof-top deck and clubhouse.

The tower would include 192 studio- to three-bedroom apartments ranging in size from 744 to 1970 square feet, according to the updated plans. All of the apartments would have a balcony, private terrace or access to common area open space, according to documents submitted to the Department of City Development.

“We believe this project is a win-win for the community,” Houden said. “Not only will it ensure the future of a great historic asset, the Goll Mansion, it will add a remarkable new building to Milwaukee’s East Side, creating significant new tax base for the city.”

In March, city officials sent Houden back to the drawing board saying the original proposal, which was a 26-story, 202-unit apartment tower, was too dense.

The new plans include 212 parking spaces located two levels below ground, one level at grade and three levels above grade within a new parking structure. Building amenities include a fitness center, business center, theater, and roof decks at the fifth floor and penthouse.

The historic Goll House would be moved about 30 feet from its current location and stabilized, according to Houden’s application. Houden plans to develop another four to eight apartments in the house.

The updated plans are scheduled to be on the June 13 city plan commission agenda.
