Apex Commercial gets Fulcrum office building portfolio

Grubb & Ellis|Apex Commercial was recently named the listing brokerage for four office buildings in Brookfield purchased last year by Barrington, Ill.-based Fulcrum Asset Advisors LLC.

The buildings in the portfolio are: a 86,521-square-foot office building at 20700 Swenson Dr., a 84,759-square-foot office building at 20800 Swenson Dr., a 92,080-square-foot office building at 15800 W. Bluemound Road and a 75,064-square-foot office building at 245 S. Executive Dr., all in Brookfield. Combined, the buildings have 338,424 square feet of office space, and have an occupancy rate of 93 percent.

Fulcrum bought the buildings last year from Malvern, Pa.-based Liberty Property Trust for about $41 million, or about $121.15 per square foot.

Dan Jessup and Michael Streit of Grubb & Ellis|Apex Commercial are handling the leasing for the Fulcrum portfolio.

Grubb & Ellis|Apex Commercial will move its own offices into a 4,000-square-foot space in the 245 S. Executive Dr. building on Friday. The firm is currently located in a space about half of that size at 150 N. Sunny Slope Road, Brookfield, in the Bishop’s Woods Office Park. Grubb & Ellis|Apex Commercial has 10 employees and needed additional space, said marketing coordinator Kimberly Owens. “We are growing,” she said.
